What I Didn’t Like
The price of the Clever Investor mentoring program is too high, which means not everyone can afford it.
Investing in real estate isn't as easy as Cody sets it out to be, which means you'll probably have to pay more to make a profit with real estate investments.
There have been claims of unauthorized credit card payments by students. This means you'll probably have to read the fine print to prevent that from happening.

For those who like things simple and to the point, here’s my honest opinion on whether the Clever Investor program is worth your investment.

My answer is maybe, but here’s why I’d hold off on giving them my money just yet.

Now, before I dive into why I said, let’s kick things off by giving credit where it’s truly deserved.

First things first, Clever Investor has an A+ rating on BBB. In over the last several years since the program was launched, Clever Investor has had only 11 complaints on BBB overall. That goes to show there’s something great they’re doing.

With that said, let me get to the reason as to why I gave a maybe answer.

Cody Sperber really knows his stuff when it comes to real estate. But when it comes to real estate investment strategy, it doesn’t matter how well a particular guru knows the industry; the fundamental rules still don’t change.

Doesn’t matter whether a guru has sold you the big rich lifestyle of financial freedom; there’s no such thing as a “free lunch” in real estate. While the real estate industry is worth millions, it won’t make you a millionaire overnight.

Real estate investment does come with several hard truths you need to hear. Some of these hard truths include:

  1. Real estate investing isn’t free: It doesn’t matter if it’s flipping houses, long-term holding and buying, or wholesale real estate flipping; you’ll still need money to do it. Aside from being able to purchase property, there are other expenses you might incur.

You’ll need to pay for marketing supplies like websites and signs, among others. There are also professional costs you’ll need to take care of, like contractor costs and lawyers fees, to name but a few. If all the money you have is to pay for the program, you’re better off investing it elsewhere.

  1. Real estate investment requires patience: If you look at everyone who’s built an empire with real estate investment, the one quality that stands out despite their different strategies is patience.

While the Clever Investor program does have a 30-day deal challenge, building real estate wealth takes time no matter how simple a program like BNB Formula paints it out to be. This program does give you a game plan, but it’s up to you to use the game plan to create long-lasting wealth.

  1. Potential Legal liabilities: As a real estate property owner, you’ll always run the risk of possible legal liabilities with a tenant, contractor, or guest. To keep this from happening, you’ll have to buy renters insurance to mitigate those risks, which is another expense.
  2. The real estate market dynamics are changing: While people do realize that the real estate market is constantly changing, what they don’t realize is how fast that happens. One month, things look great; the next, there’s a huge dip in terms of your property value.

Now imagine having to live in a constant state of worry, thinking of all the ways you could lose money if one thing goes wrong.

Doesn’t matter how great a real estate investment program is; there are some things they’ll not be able to shield you from. Try to think of real estate investing like completing a rubric cube. It doesn’t matter how well you execute your game plan; if one tiny detail isn’t in place, the entire cube falls out of place.

All you’re left with is an unaligned rubric cube, and you’ll have to start all over again. That means digging even deeper into debt to finance your real estate dreams.

Aside from flipping, wholesaling, and holding real estate, you’ll also get to learn “creative real estate investing.” This means you get to learn how to purchase inventive real estate, which is a new way of real estate investing that most people don’t know about.

For someone to teach other people how to invest in real estate, they need to be gurus in the industry as well. This is something Cody Sperber has. He is a real estate entrepreneur.

Cody also has a degree from Arizona State University, where he majored in real estate and finance. The interesting part about this is that he actually majored in real estate, which later led him down the path into the industry.

He started his real estate career flipping properties. While his real estate career was going great, it finally took a turn for the better when he met his real estate mentor at a Jack Miller seminar. His mentor, Lyle, helped him revamp his real-estate strategies.

With the right systems, Cody was able to start his own business. He was later able to create the Clever Investor. While he does claim that he’s a real estate entrepreneur, Clever Investor is still his main way of making money online.

Well, the price of the Clever Investor program depends on the type of program you go for. However, you’ll have to go through a ton of sales funnels to find out the cost of the entire program.

But after sifting through the webinar and sales funnel pages, here’s a breakdown of the entire program.

  • Clear Investor Mentoring- $7,000 – $14,000 – $28,000
  • 30-day deal challenge- $97
  • Fast Track profit system -$297

  • Direct Mail Dealmaker – $97

Some programs do seem pretty steep, but you do have the option of choosing which one suits you.

Is There a Refund Policy?

Yes, there’s a refund policy, but that depends on the type of program you buy into. The refund policy for some of the Clever Investor programs is 30 days. So you do have a 30-day opt-in and test the program before you opt-out.

Is Cody Sperber Legit?

First, let’s establish that Cody Sperber is an experienced real estate investor. He’s not only invested in real estate but has also helped others invest as well. But one question everyone wants an answer to is whether Cody Sperber is legit.

He has a degree in Finance with a major in real estate, and he also has the net worth to prove it. Cody also has over fourteen years of experience with the method of real estate investing he teaches. The fact that he’s made money as a real estate investor and a coach does prove that he’s legit.

What Makes Clever Investor Different From Other Programs?

One of the main differences between Clever Investor and other real estate programs like Pace Morby is its comprehensive education system.

Clever Investor provides a top-notch educational curriculum centered on hours of video training and lots of downloadable documents. You’ll also get access to a ton of networks and resources you can use to scale up your real estate business.

The plus side is that with the skills you learn, you can invest in other avenues.

Another difference is that students do get access to weekly group calls. These calls help you understand the curriculum better. You’ll also get support from the program’s staff, and they’ll always be available to answer your questions, provide assistance and guidance whenever possible.

Now it’s time to get into my personal opinion.

Personal Opinion on Clever Investor

It’s time to finally start rounding up this Clever Investor review by giving my genuine opinion. But before I can give my personal opinion, let’s take a few steps back:

When you decide to choose an online course like Cardone Capital , there are a few things you need to look at.

The first thing you’d look at is to do research and a Google search on the program you’d like to join. For the most part, you’ll look at the bad reviews, but that shouldn’t be the only thing you look at.

So, here are other factors I look at when deciding what program to join:

  1. The guru’s real-world reputation: Does Cody Sperber have experience in the real estate investment industry?
  2. Is there a private Facebook group or coaching calls available for the program? Becoming a real estate investor isn’t a walk in the park. You’ll need help navigating the industry, which is where coaching calls and private Facebook groups come in handy.
  3. Do the videos, training templates, and bonuses the course offers have value? It’s not just about the cost of the program but also the value you get from it.
  4. Is the program honest about its ongoing costs, upsells, and any other price requirements of the program? You need to know what you’re paying for before signing up for the program. It’s also important for a program to make you aware of any other hidden costs, as you wouldn’t want to pay more for you to be successful. Also, does the refund policy work?
  5. Last but not least, you do need to take into consideration previous student’s success. How successful are previous students from the skills they got from the program?

My Recommendation on This Clever Investor

Using the list we’ve laid out above on how to tell if a program is worth investing in, here’s what I think of Clever Investor.

Let’s start with the positives:

Cody Sperber is a legitimate real estate guru. He not only majored in real estate while in college, but he has made several investments over the years. The strategies Cody Sperber’s clever investor program teaches are exactly what he’s used to amass his real estate wealth, which, according to him, is worth $200 million in total.

This is a pretty big win in the New York real estate market.

Second, students get access to weekly group calls. Here, you can ask questions, receive guidance, and move forward with your real estate career with the right assistance.

Now, the negatives:

  1. Some customers have complained of unauthorized charges on their credit cards, even after completing their first payments. This is something one Trust Pilot user noted, as the person claimed that most of the unauthorized payments happened while they weren’t aware. For this, I’d advise you to read the fine print and find out which program you’re actually paying for.
  2. There have also been reports that the 30-day money-back policy doesn’t work. Most of the BBB customer complaints are mainly about being denied a refund without an explanation.
  3. While the program’s curriculum does a great job of being detailed about real estate investing, it still does tackle real estate. You’ll still need to pay for the program and set aside money to invest in real estate, and that will include paying everything from maintenance costs to service costs. So, if you’re really looking to make money online, I don’t think this is the right route you should take.

According to Clever Investor, the Fast Track Profit is their most comprehensive real estate investing course. Clever investors access up to 20 video/audio training clips, checklists, authorized contracts, a business plan, and more.

You’ll also get access to six modules where you’ll learn real estate strategies. These modules include:

  1. Getting started
  2. Lead generation and marketing
  3. Negotiation and Deal Analysis
  4. Property acquisition module
  5. Funding your deals
  6. Closing deals

This program covers a lot of ground, especially when it comes to different ways of generating money in the real estate industry. Some strategies Clever Investor teaches include creative real estate investing, flipping houses, renting property, and more.

The 30-Day Deal Challenge

The 30-day deal challenge is designed to help Clever investors make money by flipping houses without necessarily purchasing them in 30 days. For this challenge, you’ll have to follow a step-by-step action plan.

Clever Investor also gives you access to negotiation strategies and legal documents you’ll need to complete the challenge. Promotions for this real estate investment strategy do appear a lot in ads as a free program, but you’ll have to pay to get more in-depth training.

How Does the 30-Day Deal Challenge Work?

In this Clever Investor 30-day challenge, Cody Sperber breaks down the flipping challenge into five easy steps.

  1. Marketing your flipping services using social media sites
  2. Acquire property using strategies like internet flyers, direct mail dealmaker, and YouTube ads.
  3. Look for funding by contacting brokers and banks
  4. Selling the property using the double class and assignment method.
  5. Evaluate the progress of your real estate flipping and repeat the entire challenge.

By enrolling for the 30 day challenge, Clever Investor students get access to;

  • 30 days of Action
  • Live weekly calls
  • Three bonus courses like: Direct mail dealmaker, quick flips for big profits, and Negotiation and influence.

Clever Investor Mentorship

Unlike the two programs above, the Clever Investor mentorship program gives you access to mentorship opportunities. What’s different about this program is that you have the option of getting mentorship independently or in conjunction with other things.

If you choose the latter, the price will be much higher than getting mentorship independently. The cost for each varies greatly, and they include:

  • The protege program, which costs $14,000
  • The apprenticeship program, which costs $7,000
  • Total immersion, which is the mentorship plus other programs, is $28,000

You’ll certainly pay more to get access to Clever Investor mentoring. It’s important to note that while you do get mentorship, it won’t always be Cody who does it.

This is a step-by-step course that teaches Clever Investor students how to flip houses from Zero to the final stage. For this particular program, Cody partnered with the Flip or Flop show hosts. The route from zero to flipping is broken down into six modules by Clever Investor.

What Is My #1 Way To Make Money Online In 2024?

It’s worth noting that I FULLY endorse real estate investing as a way to grow wealth, and that’s why I invest my own money in commercial and residential real estate.

Did Clever Investor Make The List?

That being said, my #1 recommendation for making real money online as a beginner is, hands-down: being a Digital Landlord.

Whether you’re a complete newbie, or you’ve been around the block before but have never had that “big win” to propel you forward, becoming a Digital Landlord is for you.

Why?

Time: If you’ve got a spare hour-or-two each day, you can do this. If you want to drop everything and go all-in, you can do this. More time obviously means faster results, but even putting in a few hours per day is enough to see real success.

And because of that flexibility, you don’t need to trade your time for money. Once the income starts, it’s recurring.

That means you can take a month off, travel the country, pursue a passion project, chill on the beach, or charter a boat across the world.

But you can only do that once you’ve created an income stream that doesn’t require YOU to be there all day, every day.

Real estate investing is a FULL TIME JOB. If you stop finding deals, your money dries up. Despite having a 30-day investment challenge, making money from real estate takes a lot of time, effort, and money. That’s completely opposite from Digital Landlord.

Ownership & Control: Unless you’re buying your properties in cash, you don’t technically own the properties – the lender does.

If you miss a single payment, the property can be taken from you.

Why pour your soul into a business that could be taken away from you at the drop of a dime?

When you’re a Digital Landlord, you literally own all of the assets, which means you have ultimate control.

Ongoing costs: With real estate, profit margins are actually pretty slim, mainly due to the additional costs you’ll have to take care of. Real wealth is made in owning the assets, and owning A LOT of them.

Just a reminder: these Digital Rental Properties are worth (at a minimum) $500/mo in semi-passive income. And each time you create another one, your income increases, and the effort put into creating the next property decreases.

Best case scenario, you have properties bringing in over $3,000+/mo on auto-pilot.

It’s Effectively Copy-Paste: Here’s my favorite part: once you have your first Digital Rental Property up, you can literally copy-paste another version of it and find another willing “renter” in a few days. DOUBLING your income doesn’t get much easier than that…

If you wanted to double your income with real estate investing, you would need twice as many properties, or double your profit margins on each property. And I can guarantee you , that’s a lot harder than a few clicks & a phone call.
