There are many real estate courses, but can Commercial Property Advisors hold up to scrutiny?
You’ll find out whether commercial real estate investment is the right internet business for you and if it will have an influence on your long-term financial well-being.
Now, before I go any further…
Commercial Property Advisors is a course that teaches you about real estate investing.
If you’ve read my other articles on real estate investing, you’ll know there are 3 primary ways to invest:
Wholesaling, buy-and-hold, and flipping.
While they each have their pros and cons, there is a ton of potential for success in investing in real estate.
Real estate has created some of the largest fortunes in world history.
That being said, you should take some time to think about something seriously:
Is now the best time for YOU to get into real estate investing?
Because despite the potential upside, investing in properties or land takes a lot of capital and is very labor-intensive.
That means if you:
- Have less than 3 hours per day, OR
- Aren’t sitting on $20K+ in disposable income
This may not be the best time for you to start investing in physical real estate.
Don’t get me wrong, real estate investing can be an amazing way to protect your assets while generating cash – but there’s a time and a place for it.
But there’s good news!
All you need is a system to generate the cash (& free time) you need to be ready for real estate investing.
My preferred method of getting there is by becoming a Digital Landlord
It takes the benefits of real estate investing but removes many of the barriers (& annoyances), like:
- Small cash flow on properties
- Having to take out debt
- Dealing with repairs and upkeep
- Dealing with tenants
The cool part is that the income is mostly recurring (AKA semi-passive).
You could make anywhere from $2,000-$10,000+ per month doing it.
You can build it as big (or small) as you feel like, without the annoyances, I listed above.
If that sounds interesting, you might want to think about becoming a Digital Landlord.
Then, you can take the profits and start investing in physical real estate a year or two from now.

What’s The Future Of Real Estate?
The pandemic wreaked devastation and had far-reaching effects on the planet. Commercial real estate, in particular, is a component of it.
US real estate business is the first globally, even if long-term financial forecasts are still unknown, despite all the uncertainties.
For now, regardless of the long-term financial future in real estate, commercial real estate investing seems to be another viable option to consider. But which one in real estate investing to consider – real estate broker, commercial investor, commercial real estate consultant?
To help you know more about real estate options to earn more money, let’s look into this Commercial Property Advisors review. And you will learn about one of their leaders, Peter Harris, the co-author of the “Three Master Secrets of Real Estate Success” with Donald Trump. You will see how Peter Harris’ life was totally turned around in just one big deal.
Can I Make More Money Online In Commercial Real Estate Investing Or Commercial Real Estate Coaching?
Yes, you can!
There’s a lot that comes along with commercial real estate investing that many people struggle with, especially how it will impact their long-term financial future.
Now, don’t get the wrong idea…
It’s not impossible to make money with commercial real estate investing to secure your long term financial future, but if you’re gonna put in the amount of grueling work to do this business (which, trust me, isn’t easy), you might as well bring in some REAL money while you’re learning the ropes.
The program that helped skyrocket many online businesses to over $40,000+ per month is so simple that making money really does become second nature. And most importantly, that will seal your long-term financial future.
To fully understand the world of commercial real estate investing, let’s learn some terminologies first.
Commercial Real Estate 101:
What Is A Commercial Property Advisor?
Commercial property advisers, often known as commercial real estate consultants, assist clients in locating the right property for their needs. This is covered in more detail later.
What Does A Commercial Real Estate Consultant Do?
Consulting with commercial real estate consultants can help investors make well-informed decisions about the disposition of their commercial real estate holdings, such as advising clients on whether to sell their commercial real estate or to add to their portfolios by selling or adding more commercial properties.
What Does A Commercial Realtor Do?
A commercial realtor is a member of the National Association of Realtors and has a real estate license (NAR).
Many people think of “real estate agent” as synonymous with “Realtor,” however, the term is also used to describe various real estate professions, such as mortgage brokers and property managers.
- Commercial real estate brokers
- Property managers
What Is A Good Yield On Commercial Property?
Yield is how much money a commercial real estate investment will bring in over time.
Commercial real estate investment costs, market value, and annual revenue often calculate the annual percentage rate.
The yield of commercial properties is linked to the risk attached to them. The general rule is the determining risk and the probable yield are directly proportional.
So, the yield of commercial properties is higher at 7% than that of residential properties at 4-5%.
How Do You Know If A Commercial Property Is A Good Investment?
A solid commercial real estate investment has several things to look out for.
- As previously stated, commercial assets have a better yield potential than residential buildings. About 6% to 12% each year is a great return on investment.
- Strong income potential from long-term tenants- Long-term lease periods, which is usually from 3-10 years, mean a steady stream of income, including rental rate increases.
- The capitalization rate or cap rate determines the yearly earning potential of commercial real estate or commercial properties. This is the net operating income divided by the property’s sale price. The acceptable cap rate is about 7.23%.
What Is The Best Site For Commercial Real Estate?
A few of the greatest commercial real estate listings may be found here. You’ll never run out of things to do on the internet.
- Off-Market Properties- a listing of the entire commercial, multi-family, and land properties in the U.S.
- Craigslist- one of the biggest listings for major regions worldwide.
- The Commercial Brokers Association- a listing of Pacific Northwest properties.
Now that we have learned why we should invest in commercial real estate, I can now move on to the Commercial Property Advisors review.

It is said that Commercial Property Advisors is the #1 commercial real estate coaching company in the United States and boasts of its real-world education on a commercial investment.
Peter Harris, a recognized authority in commercial real estate investing, oversees the company’s apprenticeship program.
The program includes a detailed process on reaching your financial goals by learning how to invest in commercial real estate or commercial properties.
And the one doing the coaching is Peter Harris himself. Sounds promising though there are a lot of concerns raised about its authenticity because of the limited information shared upfront.
After filling up a form signifying your interest in joining the program, you will have to wait for a call, and only then will you get more information like program cost. Now that indeed is a red flag.
Before I discuss the program further, let’s learn more about Peter Harris, the man behind Commercial Property Advisors.

The Peter Harris Story: Living In The Rut
Peter Harris was an engineer. He resigned and gave up the present for his financial future.
His decision proved him right, especially when he realized that his path to financial freedom meant giving up his engineering career.
The Peter Harris Story: The Catalyst That Started It All
Peter Harris was working at an engineering firm while investing in residential properties the traditional way when it all started.
He was about to go up the corporate ladder to replace his boss, without his boss even knowing about it, and that got him thinking.
There is nothing secure about working in companies as a mere employee. He had to get out of the rut.
The Peter Harris Story: First Mentor
This propelled him to seek a mentor as his next step was to leave that company and be a businessman and investor. He realized he needed help to guide him on the path to financial freedom.
Robert Kiyosaki was the first mentor of Peter Harris. At that time, the former was not yet popular, but he helped Peter Harris with the foundations of having the mindset of a rich person.
The Peter Harris Story: First Commercial Deal
Because he didn’t want to end up like his boss, Peter Harris decided to sell his 2 rentals so he could already start his first commercial real estate investment.
He looked at about 70 available properties and finally decided on getting a 45-unit apartment building near a major university. It was perfect for his goals!
He experienced a lot of hurdles but eventually overcame it all with flying colors!
The Peter Harris Story: Finally Out Of The Rat Race
Peter Harris got positive cash flows from the monthly rentals that exceeded his expenses. Good that he decided to invest in commercial real estate.
Peter Harris sold the rest of his residential properties and bought his second commercial real estate to continue his momentum.
This significantly increased his cash flow above his original goals, which finally led him to resign.
Peter Harris is finally out of the rat race! And best of all, he had more time with his family.
The Peter Harris Commercial Real Estate Coaching
After he left his job, Peter Harris was sought by his co-worker for help to buy his first commercial real estate.
He realized that just one big deal could bring in more money per month than his full-time job.
Peter Harris eventually coached him through the process of getting his first commercial real estate.
His co-worker eventually left the company and started his own engineering company. Another “just one big deal” success story!
That co-worker encouraged Peter Harris to coach others on how to invest in commercial real estate.
Eventually, he was coaching commercial real estate investors all around the U.S.
Peter Harris With Heavyweights: Donald Trump And Others
Peter Harris caught the eye of Donald Trump. He got an invite to co-author the program “Three Master Secrets of Real Estate Success” with Donald Trump himself. For him to get that invite from Donald Trump really speaks volumes!
Peter Harris was on a roll!
After working with Donald Trump, Wiley Publishing sought him and eventually became a co-author of the book “Commercial Real Estate Investing For Dummies.”
This book on commercial real estate investing became the all-time best-seller in commercial real estate investing.
And that’s how the Commercial Property Advisors crossed the path of Peter Harris.
He joined the organization as its Director of Education.
Since then, he and his proteges have been doing what they do best – invest in commercial real estate.
How Much Does Commercial Property Advisors Cost?
The website or any of their social media accounts are silent about the fees, which got people assuming that the program most likely costs around $5k – $15k.
All the program details, including cost, will eventually be revealed after you receive a call from them.
And one more interesting thing, once you decide to join the program, there’s a clause stating that your profits will be shared with Peter Harris himself. Hmmm….
Commercial Property Advisors Review: To Join Or Not To Join?
Commercial Property Advisors did a good job getting Peter Harris on their side. Peter Harris’ expertise in commercial real estate investing and rich background, including working as a co-author with Donald Trump, definitely had a halo effect on the organization as a whole.
If you join, you’re sure to get quality training and apprenticeship with Peter Harris, no question about it.
The most important questions are:
- Do you have $5k – $15k to invest in this training right now?
- Are you passionate about real estate?
If your answer to these 2 questions is yes, then go for it! If not, well…
Real estate can be very daunting but imagine the potential to get just one big deal! Just one big deal, like Peter Harris, that will change your life forever.
Is Commercial Property Advisors A Scam?
So, time for the $1,000,000 question – is. Commercial Property Advisors a scam?
No, not technically. You can 100% make money with this program, though it’s not nearly as simple as they make it seem.
As with most businesses, there is A LOT of work to be done upfront & no guarantee of you being successful.
Not to mention the profit margins are typically pretty small.
Don’t get me wrong, I’m a big proponent of front-loading work now so that you can reap the rewards later.
But if I’m gonna do that, I want the rewards to be HIGH and virtually guaranteed.
I’d rather put in that same 3 months of work (in my spare time) & build a handful of Digital Rental Properties that each produces $500-$2,000 checks every single month afterward (AKA recurring income).
And the cool part is that you can do it in a lot less time than 3-months (I personally did it in my first 2 weeks of being a Digital Landlord).
Unlike physical real estate, you can do it from anywhere in the world, so it’s a genuine “laptop-lifestyle” business.
All you need is an internet connection.
Some of my friends are Digital Landlords that run their 6-figure businesses from:
- Camping trips at national parks
- Beachfront in Hawaii
- On the road in a camper van (with a pet pig!)
They focus on living an enjoyable life first, and focus on income second. All thanks to this program.
They can take weeks or months off, and money keeps rolling in.
Living happily is the top priority.
If the thought of living perpetually at your dream vacation spot interests you, being a Digital Landlord might be for you!
What Is My Top Recommendation For Making Money Online In 2023?
I’ve personally tried all of the major online business models:
- I’ve sold fidget spinners through Amazon FBA
- I’ve drop-shipped a toilet bowl putting green on Shopify
- I’ve sold women’s health supplements via Clickbank affiliate marketing
And I made money with all of them, so trust me when I say: there is no “perfect” business model.
It’s worth noting that I FULLY endorse real estate investing as a way to grow wealth, and that’s why I invest my own money in commercial and residential real estate.
That being said, my #1 recommendation for making real money online as a beginner is, hands-down: being a Digital Landlord.
Whether you’re a complete newbie or you’ve been around the block before but have never had that “big win” to propel you forward, becoming a Digital Landlord is for you.
Time: If you’ve got a spare hour or two each day, you can do this. If you want to drop everything and go all-in, you can do this. More time obviously means faster results, but even putting in a few hours per day is enough to see real success.
And because of that flexibility, you don’t need to trade your time for money. Once the income starts, it’s recurring.
That means you can take a month off, travel the country, pursue a passion project, chill on the beach, or charter a boat across the world.
But you can only do that once you’ve created an income stream that doesn’t require YOU to be there every day.
Real estate investing is a FULL-TIME JOB. If you stop finding deals, your money dries up.
Ownership & Control: Unless you’re buying your properties in cash, you don’t technically own the properties – the lender does.
If you miss a single payment, the property can be taken from you.
Why pour your soul into a business that could be taken away from you at the drop of a dime?
When you’re a Digital Landlord, you literally own all of the assets, which means you have ultimate control.
Ongoing costs: With real estate, profit margins are actually pretty slim. Real wealth is made in owning the assets and owning A LOT of them.
Being a Digital Landlord, your profit margin is nearly 100%. Watch here to learn how.
These Digital Rental Properties are worth (at a minimum) $500/mo in semi-passive income. And each time you create another one, your income increases, and the effort put into creating the next property decreases.
Best-case scenario, you have properties bringing in over $3,000+/mo on auto-pilot.
It’s Effectively Copy-Paste: Here’s my favorite part: once you have your first Digital Rental Property up, you can literally copy-paste another version of it and find another willing “renter” in a few days. DOUBLING your income doesn’t get much easier than that…
If you wanted to double your income with real estate investing, you would need twice as many properties or double your profit margins on each property. And I can guarantee you, that’s a lot harder than a few clicks & a phone call.
Make Money Helping Real People: When you’re a Digital Landlord, you’re helping solve REAL problems that people are ASKING for help with:
Small local businesses around the world need one thing: customers. Without them, their business would fall apart. If you can provide those customers, they’re going to be really happy – and they’re going to pay you for it.
You’re helping a struggling mother or father put food on the table for their families, put their kids through college, or simply live life a little bit more comfortably.
Having this type of impact on the world is what will help you sleep soundly at night.
So, the rest is up to you. You could keep looking at other opportunities like Commercial Property Advisors, which might make you money.
You could keep researching and researching for the next few months (or few years), never making a concrete decision.
OR, you can look deep inside, think about those dreams, hopes, & desires, and make the decision ACTUALLY to make it happen, just like it has for thousands of other students before you.
Making a fortune while actually helping real people that need it.
