Free resources even before joining- You get a sneak preview of the program even before joining it so you can tell if real estate is for you.
A lot of free resources are up for grabs, like his podcasts, all his videos on YouTube, and even the book “Commercial Real Estate for Beginners.”
Very generous, indeed! You can tell that he really wants to share his expertise for you to have a long-term financial future.
What I Didn’t Like
Incomplete details about the apprenticeship program- Several reviews actually point this out as a red flag.
People want to know more about the program before joining, like the scope and content, success stories of those who already joined, and other important details.
One can’t help but wonder, what is he not revealing?

There are many real estate courses, but can Commercial Property Advisors hold up to scrutiny?

You’ll find out whether commercial real estate investment is the right internet business for you and if it will have an influence on your long-term financial well-being.

Now, before I go any further…

Commercial Property Advisors is a course that teaches you about real estate investing.

If you’ve read my other articles on real estate investing, you’ll know there are 3 primary ways to invest:

Wholesaling, buy-and-hold, and flipping.

While they each have their pros and cons, there is a ton of potential for success in investing in real estate.

Real estate has created some of the largest fortunes in world history.

That being said, you should take some time to think about something seriously:

Is now the best time for YOU to get into real estate investing?

Because despite the potential upside, investing in properties or land takes a lot of capital and is very labor-intensive.

That means if you:

  1. Have less than 3 hours per day, OR
  2. Aren’t sitting on $20K+ in disposable income

This may not be the best time for you to start investing in physical real estate.

Don’t get me wrong, real estate investing can be an amazing way to protect your assets while generating cash – but there’s a time and a place for it.

But there’s good news!

All you need is a system to generate the cash (& free time) you need to be ready for real estate investing.

My preferred method of getting there is by becoming a Digital Landlord

It takes the benefits of real estate investing but removes many of the barriers (& annoyances), like:

  • Small cash flow on properties
  • Having to take out debt
  • Dealing with repairs and upkeep
  • Dealing with tenants

The cool part is that the income is mostly recurring (AKA semi-passive).

You could make anywhere from $2,000-$10,000+ per month doing it.

You can build it as big (or small) as you feel like, without the annoyances, I listed above.

Commercial real estate investment costs, market value, and annual revenue often calculate the annual percentage rate.

The yield of commercial properties is linked to the risk attached to them. The general rule is the determining risk and the probable yield are directly proportional.

So, the yield of commercial properties is higher at 7% than that of residential properties at 4-5%.

  • As previously stated, commercial assets have a better yield potential than residential buildings. About 6% to 12% each year is a great return on investment.
  • Strong income potential from long-term tenants- Long-term lease periods, which is usually from 3-10 years, mean a steady stream of income, including rental rate increases.
  • The capitalization rate or cap rate determines the yearly earning potential of commercial real estate or commercial properties. This is the net operating income divided by the property’s sale price. The acceptable cap rate is about 7.23%.

It is said that Commercial Property Advisors is the #1 commercial real estate coaching company in the United States and boasts of its real-world education on a commercial investment.

Peter Harris, a recognized authority in commercial real estate investing, oversees the company’s apprenticeship program.

The program includes a detailed process on reaching your financial goals by learning how to invest in commercial real estate or commercial properties.

And the one doing the coaching is Peter Harris himself. Sounds promising though there are a lot of concerns raised about its authenticity because of the limited information shared upfront.

After filling up a form signifying your interest in joining the program, you will have to wait for a call, and only then will you get more information like program cost. Now that indeed is a red flag.

Peter Harris was on a roll!

After working with Donald Trump, Wiley Publishing sought him and eventually became a co-author of the book “Commercial Real Estate Investing For Dummies.”

This book on commercial real estate investing became the all-time best-seller in commercial real estate investing.

And that’s how the Commercial Property Advisors crossed the path of Peter Harris.

He joined the organization as its Director of Education.

Since then, he and his proteges have been doing what they do best – invest in commercial real estate.

If you join, you’re sure to get quality training and apprenticeship with Peter Harris, no question about it.

The most important questions are:

  • Do you have $5k – $15k to invest in this training right now?
  • Are you passionate about real estate?

If your answer to these 2 questions is yes, then go for it! If not, well…

Real estate can be very daunting but imagine the potential to get just one big deal! Just one big deal, like Peter Harris, that will change your life forever.

So, time for the $1,000,000 question – is. Commercial Property Advisors a scam?

No, not technically. You can 100% make money with this program, though it’s not nearly as simple as they make it seem.

As with most businesses, there is A LOT of work to be done upfront & no guarantee of you being successful.

Not to mention the profit margins are typically pretty small.

Don’t get me wrong, I’m a big proponent of front-loading work now so that you can reap the rewards later.

But if I’m gonna do that, I want the rewards to be HIGH and virtually guaranteed.

I’d rather put in that same 3 months of work (in my spare time) & build a handful of Digital Rental Properties that each produces $500-$2,000 checks every single month afterward (AKA recurring income).

And the cool part is that you can do it in a lot less time than 3-months (I personally did it in my first 2 weeks of using the Digital Rental Method).

Unlike physical real estate, you can do it from anywhere in the world, so it’s a genuine “laptop-lifestyle” business.
