What I liked
The Land investing business isn't as cutthroat as other real estate niches, which makes it a more stable and less competitive investment strategy for you.
Land Investing Online requires real effort and Ron and Daniel are willing to give a reimbursement if things don't pan out. You try the system risk-free and receive a refund if you don't see results.
What I Didn’t Like
There's a significant hurdle in getting a refund; which means if you want one you will have to meet certain requirements which can be tedious.
You're shelling out a cool $5,000 to $8,000 each month to make a deal, which means you'll need to spend a lot of money upfront.

So, how does it work? I’ll break it down. 

Spotting the Perfect Plot

It’s all about pinpointing empty spaces that might just fill up your pockets in the future. You’re hunting for vacant land that folks are scrambling for, or that could see a boost thanks to some upcoming buildings or developments. 

This savvy approach gives you the upper hand, letting you flip land like hotcakes in your chosen hot market.

Inspection Time

Found a nice piece of land? Fantastic! Now, it’s time to find its true value. You’ll also need to find any potential deal-breakers such as legal beefs, environmental issues, tricky regulations – you get the gist. 

Purchase the Land

Okay, so if you’ve done your homework and found some dirt that’s worth your investment, the next step is to actually buy the land. This usually involves some smooth talking with the seller or getting into a bidding war at an auction.

Land Investing Online, recommends using their oh-so-convenient mailing system to blast thousands of emails with a fixed offer for the land.

They reckon you’ll score about one deal for every 2,000 emails sent. But here’s the kicker, to actually make this land-flipping gig work, they want you to cough up between $5k and $8k every month on emails. 

Upping the Stakes

Now it’s all about prettifying your purchase – clearing, grading, installing utilities, snagging permits. Sure, waiting for old Mother Nature to increase the land value over 6 – 12 months is an option, but who’s got the patience for that? 

Marketing the Land

Now, it’s time to market, baby! However, don’t count your chickens before the eggs hatch – interest doesn’t always translate to locked deals. Dan Apke says trusting the system is the key, which is all nice and good, but it still won’t promise a sale. Positive vibes maybe, but certainly not a hefty check. 

Selling the Land

Land Investing Online hints at snagging properties for 30% to 40% below the potential value to increase your chances of selling for more. Pay $15,000 to $20,000 and sell for $50,000 – that’s a cool $30k – $35k gain, taxes, and unforeseen problems excluded, of course. 

Alright, land investing might not be as heart-warming as owning a rental space, but let’s face it, ‘heart-warming’ rarely buys anyone a seaside villa, right?

Consider it a lifeline if things just aren’t going your way.

But be warned, this safety net won’t cover the heap of money you’re about to spend on postage. 

Mailing isn’t cheap. We’re talking in the neighborhood of $5,000 to $8,000 per month.

The volume of mail you have to send out?

A staggering 25,000 plus each month.

For numbers-people hoping to scale up, expect to send around 80,000 to 100,000 just for a shot at 5 deals.

If you’ve read my other articles on real estate investing, you’ll know there are 3 primary ways to invest:

Wholesaling, buy-and-hold, and flipping. Sounds fun, right? 

Each one has its own perks and downfalls, but let’s be real; the potential to hit it big in real estate investing is HUGE. 

Real estate has made some people incredibly rich.

But, before you jump in with both feet, take a breather and think about this: 

Is it really the perfect time for YOU to jump head-first into the world of land investing? 

Don’t be fooled by the glitter.

Investments in land are no joke. They suck up capital and your precious time, like a greedy vacuum cleaner. 

If you: 

  1. Can’t spare more than a couple of hours a day, OR
