You’ve probably seen a lot of advertising for Cody Sperber’s Clever Investor program. You might be wondering whether this is all a ruse due to the flashy and over-the-top nature of his ads.
After all, if something appears too good to be true, it probably is… right?
I first learned about Clever Investor after seeing an ad on YouTube showing him holding an $18,0o0 check in front of a Chase bank (claiming that he closes real estate deals like clockwork and has “cracked the marketing code”).
He even went so far as to say that even if you “suck” as a real estate investor, you’ll still be able to make a lot of money from the leads you’ll generate utilizing his methods.
There are videos of his all over the place…
So you probably wanna know: Is possible to make money after joining his program?
Is it true that this guy made more than $10,000 flipping a house in just a few hours?
But first, in the interest of complete honesty…

This Clever Investor review has been thoroughly researched with information and testimonials that are available online to anyone in the public. Any conclusions drawn by myself are opinions.
Clever Investor is a course that teaches you about real estate investing.
If you’ve read my other articles on real estate investing, you’ll know there are 3 primary ways to invest:
Wholesaling, buy-and-hold, and flipping.
While they each have their pros and cons, there is a ton of potential for success investing in real estate.
Real estate has created some of the largest fortunes in world history.
That being said, you should take some time to seriously think about something:
Is now the best time for YOU to get into real estate investing?
Because despite the potential upside, investing in properties or land takes a lot of capital, and is very labor intensive.
That means if you:
- Have less than 3 hours per day, OR
- Aren’t sitting on $20K+ in disposable income
This may not be the best time for you to start investing in physical real estate.
Don’t get me wrong, real estate investing can be an amazing way to protect your assets while generating cash – but there’s a time and a place for it.
But there’s good news!
All you need is a system to generate you the cash (& free time) you need to be ready for real estate investing.
My preferred method of getting there is by becoming a Digital Landlord
It takes the benefits of real estate investing, but removes many of the barriers (& annoyances), like::
- Small cash flow on properties
- Having to take out debt
- Dealing with repairs and upkeep
- Dealing with tenants
The cool part is that the income is mostly recurring (AKA semi-passive).
You could make anywhere from $2,000-$10,000+ per month doing it.
You can build it as big (or small) as you feel like, without the annoyances I listed above.
If that sounds interesting, you might want to think about becoming a Digital Landlord.
Then, you can take the profits and start investing in physical real estate a year or two from now.

What Is Cody Sperber’s Clever Investor?
Clever Investor is a company founded by real estate investor Cody Sperber that provides various instructional resources to assist people in making money in real estate wholesaling.
Courses, coaching, business automation software, and other resources are available.
Clever Investor includes a lot of detailed information and Cody has even enlisted the expertise of HGTV home-flipping stars to help you make one of his products.
The focus here is on what he refers to as “creative real estate investing,” which refers to new ways to buy real estate that many people may not have heard of before.
The company has an A+ rating with the Better Business Bureau and numerous positive customer evaluations.
There are, however, several complaints that I’ll discuss later.
Who Created The Clever Investor LLC?
Cody Sperber of Mesa, Arizona, produced The Clever Investor (AZ). Cody and his wife Shannon met at Arizona State University when they were both students.
Shannon Sperber pursued a more advanced degree, eventually becoming a physical therapist, while Cody Sperber earned a bachelor’s degree in business with a focus on finance and real estate.
Cody and his wife, Shannon, have lived in Mesa since getting married and graduating from ASU in 2005. They have two children, Brynlee and Hudson, and Sully the bulldog.
He was introduced to real estate investing in college, but it wasn’t until he went full-time into real estate flipping business two years after graduation.
Cody’s real estate fantasies were resurrected after settling into his job as an accountant when his long-time friend Lyle urged him to attend a Jack Miller workshop series (Jack was a real estate OG from the 80s until his passing in 2009).
Because of the significance of the training event in Cody’s life, Lyle became known as “the man behind the Clever Investor.”
She became Cody’s trusted coach over the next few years since he first made it easier for him to restructure the techniques in Cody’s real estate investments by demonstrating to him the most powerful technology and how to use it.
Cody took off for the next 12 months after getting his business in order, flipping more than fifty residences and laying the basis for his first rental portfolio.
The rest is history, as Cody founded Clever Investor LLC in 2010 and has since trained thousands of others to get their start in real estate business with the help of his teacher Lyle.
What Are Cody Sperber’s Clever Investor Products & Services
The company behind it all is called “Clever Investor.” There are currently six items available.
Among them are:
- Fast Track Profit System
- 30 Day Deal Challenge

- Deal Automator
- Direct Mail Dealmaker
1) Fast Track Profit System
Cody and his team have created a 6-step system, which you can find right here. This is regarded as the “most comprehensive academic course ever created.”
You’ll have access to over twenty video/audio training sessions, a business plan, the essential authorized contracts, checklists, and more.
The course is broken into six modules in the center:
- Module one – Getting Started
- Module two – Marketing and Lead Generation
- Module three – Deal Analysis and Negotiation
- Module four – Property Acquisition
- Module five – Funding Your Deals
- Module six – Closing Your Deals
This seminar covers a lot of ground, including various ways to generate money in real estate. Some are pretty unique, such as flipping houses without acquiring them or renovating them, creative leasing options, renting properties and producing cash, and so on.
There’s a lot of information here. You have various action plans, the essential authorized paperwork, checklists on what to look for in a good deal, and comparisons of numerous lenders to which you can apply for financing.
2) 30 Day Deal Challenge
This 30-day challenge is designed to help you make money by flipping houses without purchasing them in thirty days.
You follow a step-by-step action plan for four days to make your first transaction in that period.
You’ll also get all of the legal documents you’ll need, as well as extras like Cody’s bargaining methods for getting good deals.
Promotions for this appear to be all over the internet, and I’ll get into more depth about this a little later.
It’s advertised as “free,” although that’s a little misleading.
3) Clever Investor Mentoring
This mentorship service can be purchased in conjunction with other things or independently.
Based on your selection below, you’ll be assigned to one of the Clever Investor’s many teachers as a mentor. They’ll keep you informed and aid you with any questions you may have–and they’re real estate investors who know what they’re doing.
There are numerous degrees of mentorship available, and the costs vary greatly.
- The total cost of Total Immersion is $28,000.
- The Protege Program will set you back $14,000.
- The Apprenticeship Program costs $7,000 per year.
You’ll undoubtedly require a substantial sum of money to subscribe to this. According to reviews, the teachers are well-educated and willing to help, although they may not be highly knowledgeable about your particular endeavors.
4)Your First Flip
This is referred described as “the whole home flipping system,” and it’s a step-by-step training program that takes you from nothing to making your first flip.
Cody Sperber collaborated on this course with Ken and Anita Corsini of HGTV‘s “Flip or Flop Atlanta.”
The route is broken down into six sections:
- Module one: Get in The Game – an overview of everything.
- Module two: Find a Flippable House – Concentrate on finding homes that meet the requirements of becoming “flippable.”
- Module three: Analyze Your Deal – Here, you discover how they examine the deals before investing cash.
- Module four: Acquire The Property – The procedure for purchasing the home.
- Module five: Rehab The Property – Renovating the home and their advice/tips.
- Module six: Cash In On your Flip – Lastly, marketing the renovated property.
5) Deal Automator
Deal Automator is considered an “All in one real estate investing automation”. You receive an automation software application for spotting reduced bargains, acquiring customer and seller leads, analyzing attributes, and more.
This makes things a lot easier for newcomers, and it can help them find good deals, track leads, stay organized, and eventually drive sales. This software program has the following nine distinct characteristics:
- Instant Motivated Seller Lists: This function searches various listed sites for homes and you may set multiple different types of filters. This, according to Cody, checks every house listing in the United States.
- 1-Click Lead Generation Sites: This website builder allows you to quickly create a simple lead generation website. It’s simple to make a website with this, but your site will be straightforward.
- Instant Computer Generator – this tool analyzes attributes and offers you estimated values. You can use Zillow, but Cody claims that his site uses a lot more data from many sources to provide more accurate predictions.
- Deal Analyzer: This feature allows you to gather information, plug it into the app, and see if it’s a good deal. You can enter the information about the home provided by the app, and it will tell you whether it’s a good deal or not. There are numerous statistics available.
- Automated Conversions: You’ll be granted access to the computerized follow-up message program, which will send out automated messages to prospects by e-mail, voicemail, and text message. Cody also created direct mail templates, which you may use.
- Point and Click Contract Generator: This program provides all of the different types of contracts and allows you to customize them.
- Step-by-step Deal Organizer: This is where you can keep track of your bargains. It includes all of the necessary contact information, as well as a process list and a “scrum board” that allows you to manage multiple offers without being confused about what you’re doing in each.
- Exit Strategy Optimizer Tool: This tool determines which investment strategy will provide the highest profit for you. It displays potential earnings as well as side-by-side comparisons of the various approaches.
- Qualified Buyers On Demand: The marketing process is automated with this equipment. It will list properties on many websites at the same time.
6) Direct Mail Dealmaker
The Direct Mail Dealmaker is all about closing deals through traditional direct mail. He refers to it as “Push button direct mail fulfillment”.
Essentially, all you get with this item is Cody’s division and printing contacts, allowing you to send direct mail without feeling obligated to post it yourself.
You also get a system that will help you find higher equity properties, eviction notice properties, pre-foreclosure properties, distressed properties, inherited properties, and other types of properties that will most likely be advertised.
I’m not sure how realistic this figure is, but he claims that 90% of real estate billionaires get their deals through direct mail. As a result, there’s no doubt that this form of advertising is still effective.
Clever Investor Products Prices
When you’re introduced to Cody and his team’s product sales funnels, it isn’t easy to find the extra costs. Typically, you’ll sign up for extensive webinars (which are pre-recorded, not live), “free” training, and other such things before knowing how much the program/product costs.

Is Clever Investor A Scam?
So, time for the $1,000,000 question – is Clever Investor a scam?
No, not technically. You can 100% make money with this program, though it’s not nearly as simple as they make it seem.
As with most businesses, there is A LOT of work to be done up front & no guarantee of you being successful.
Not to mention the profit margins are typically pretty small.
Don’t get me wrong, I’m a big proponent of front-loading work now, so that you can reap the rewards later.
But if I’m gonna do that, I want the rewards to be HIGH and virtually guaranteed.
I’d rather put in that same 3 months of work (in my spare time) & build a handful of Digital Rental Properties that each produce $500-$2,000 checks every single month afterward (AKA recurring income).
And the cool part is that you can do it in a lot less time than 3-months (I personally did it in my first 2 weeks of being a Digital Landlord).
Unlike physical real estate, you can do it from anywhere in the world, so it’s a genuine “laptop-lifestyle” business.
All you need is an internet connection.
Some of my friends are Digital Landlords that run their 6-figure businesses from:

Conclusion – Is Clever Investor Worth Buying?
Clever Investor is a Cody Sperber-founded academic company that focuses on less traditional, “innovative” digital real estate investment strategies.
Under the Clever Investor brand name, he and his colleagues provide several unique products: step-by-step seminars, coaching, automation software tools, and other typical options.
The commercials are striking, with Cody cashing extensive checks, flashing his sports cars, and boasting about his wealth, among other things.
There’s no guarantee you’ll make money on his real estate training, even if many students appear to be entirely happy with what they’ve received, based on their HighYa and BBB ratings.
The selling price of items varies, and you must spend a lot of money. The top tier of the mentoring program can cost anywhere from $97 to $27,000.
Are the products also a good value?
In reality, this is a difficult question to answer because it depends on your situation, the products you’re considering, how much time you have to devote to it, and so on.
When it comes to starting a business, though, you have a lot of possibilities. In the following part, I’ll show you how to establish the best online business model today.

What Is My Top Recommendation For Making Money Online In 2023?
I’ve personally tried all of the major online business models:

Why?
Time: If you’ve got a spare hour-or-two each day, you can do this. If you want to drop everything and go all-in, you can do this. More time obviously means faster results, but even putting in a few hours per day is enough to see real success.

Ongoing costs: With real estate, profit margins are actually pretty slim. Real wealth is made in owning the assets, and owning A LOT of them.

It’s Effectively Copy-Paste: Here’s my favorite part: once you have your first Digital Rental Property up, you can literally copy-paste another version of it and find another willing “renter” in a few days. DOUBLING your income doesn’t get much easier than that…
If you wanted to double your income with real estate investing, you would need twice as many properties, or double your profit margins on each property. And I can guarantee you , that’s a lot harder than a few clicks & a phone call.
